THE HOME

THE ISLANDS
The Southern Moreton Bay Islands are located about 30km due East of Brisbane and are serviced from ferry terminals at Redland Bay, about a 45 minute drive to the Brisbane CBD. They do, however, seem like a lifetime away from the hassle of mainland Australia. Macleay Island is 6.5km long and about 2km wide with large areas of natural bush.
Living on Macleay Island is a joy, with an excellent passenger ferry service to Redland Bay (18minutes) about every 3/4 hour and 14 vehicle ferry services (40minutes) each day. Many of the residents commute to the mainland each day with passenger ferries carrying up to 150 people leaving at 15 minute intervals during peak hours.
There is a very good nine hole golf course with an annual fee of only $120, a spectacular bowls club with greens facing across the bay, a top class restaurant (The Blue Parrot), bistros at the golf and bowls clubs, pub, pharmacy, two supermarkets, butcher, hardware, delicatessen, bakery, fish shop (best fish and chips in the Redlands), video store, vet, pet shop, two computer repair and sales shops, hairdressers, beautician, bank, post office, medical centre with doctors six days each week, police station, primary school (seniors go by ferry to Redland Bay High School), child care centre, community hall for social events, library, plant nursery, sailing club, arts centre with painting and pottery clubs who give a well patronized exhibition annually, petrol, diesel and LPG supplies, taxi service, small bus service, ambulance service with high speed ambulance boat, fire and rescue service and many bed and breakfast establishments and holiday cottages and units.
The Macleay Island community numbers have increased dramatically in recent times, with a building boom, current estimates being 4,500 people. The total island community for the four Southern Bay Islands is estimated at about 10 - 12,000 people. Add to this natural beauty, regular rainfall resulting in a lush green landscape, brilliant bird life – kookaburras, parrots, curlews, magpies and sea eagles, to name a few, several nice beaches for swimming with adjacent parks with BBQs and a relaxed island lifestyle and it is, without doubt, a very nice place to live. It is well worth while getting to know the island people, many of whom have very special talents and some who have been movers and shakers from all over in earlier times.
Fishing is a popular recreation with fleets of local fishermen in tinnies obliging the suicidal tendancies of the local fish and crab population. Moreton Bay itself has some 400 sq km of sheltered water, is a Marine Park with an interesting history and has many great places to go and things to see. Macleay Island is well-sheltered by North Stradbroke Island There are two main boat ramps on Macleay Is – one all-tide and one mid-tide, plus numerous other ramps suitable for smaller boats only.
THE BUSINESS
For the three and a half years that Brisbane Shipbrokers operated from Macleay Island about 50% of the total income derived from the sale of Southern Moreton Bay island Boats. Generally, 25 of the 50 or so listings current at any time were Bay Island boats, some sold more than once by Brisbane Shipbrokers.
There are around 200 vessels moored around the islands and many good trailer boats tucked up driveways. Living and operating from Macleay Island, at the centre of the Bay Islands, no difficulty was experienced in getting Bay Islands listings and there was no competition from any other brokerages for these vessels.
To continue this service, it is necessary for a broker to live on one of the Islands. The proposal is to divide off the Bay Island part of the brokerage and include this in a home/business package, or a business only sale, which would suit either a semi-retired person or someone who would like to start in the brokerage business and build it up quickly. A nice part-time income of around $25,000 p.a. with little effort can be achieved, and full-time, the potential is there to achieve very high earnings, especially by going a little further a-field and including other islands and Redland Bay listings. Due to health issues, the Brisbane Shipbrokers Principal must retire soon and the mainland Division will therefore be available for sale a little later. Acquisition of both would give a very commanding position in the Queensland marketplace for an ambitious broker, who would still be able to control both Divisions from the Island.

The instant use of the “Brisbane Shipbrokers” title gives the benefit of years of work and expense in getting the name known. All Bay Island and Redland Bay listings would become the property of the new division to enable an immediate start. All training required is included.
